Environmental Site Assessments
Environmental due diligence services are our specialty. We work closely with our clients to be sure their acquisition or disposition properties are carefully assessed to identify any recognized environmental condition. We also performed Environmental Assessments (EAs) pursuant to the National Environmental Policy Act (NEPA) for large projects involving federal funding or participation. Since 1995 Geo-Source, Inc. has completed hundreds environmental assessments on commercial sites, industrial facilities, planned real estate developments, agricultural lands and undeveloped properties throughout the United States. Our environmental professionals include Registered Environmental Managers and professional geologists as well as other specialists experienced in Phase I ESAs.
The Phase I Environmental Site Assessment (Phase I ESA) process is intended to satisfy one of the requirements to qualify for the innocent landowner, contiguous property owner, or bona fide prospective purchaser limitations on CERCLA liability: that is, the practices that constitute all appropriate inquiry into the previous ownership and uses of the property consistent with good commercial or customary practice. Geo-Source, Inc. utilizes the ASTM Standard Practice E 1527-13, enacted into law and codified as 40 CFR 312.
When necessitated by evidence of recognized environmental conditions and the desires of our client, Geo-Source, Inc. is fully capable of coordinating and conducting Phase II ESA’s which may involve sampling and analysis of waste media, soil, surface water and groundwater. Our experience in these levels of investigation range from underground storage tank incidents to releases of hazardous substances from manufacturing operations. It is important to realize that the Phase II ESA process may involve more than one iteration of sampling and analysis to fully characterize the vertical and horizontal extent of a release of hazardous substances or petroleum products. Because of this it is often difficult to accurately predict the total cost of a Phase II ESA. However, we are often successful in closely gauging such costs based on past experience. And as always, our reputation for customer service and responsiveness will ensure the client is well informed throughout the entirety of the investigation.
